Chestnut Lodge is located on the Lower Mill Estate in Somerford Keynes, a development of stunning, contemporary homes situated in a private, 450-acre nature reserve. The gated and managed estate comprises of woodland and meadows crossed by three rivers and surrounded by serene lakes. Nature lovers can walk through woodland and meadows enjoying the sight of migrating wildfowl, rare wild orchids and the observation of beavers from carefully located hides. Guests have access to all the facilities within the estate, including an on-site restaurant/bar, a spa (free of charge) with swimming pools, gym, sauna, steam room and spa treatments (extra charge). There are also tennis courts, football nets, children’s play areas, a 5km jogging trail, cycle tracks and a number of lakes where canoeing and paddle boarding can be enjoyed during the summer season. Fishing is permitted on-site (licence required).

It is a short walk from the estate to the local village pub serving real ale and good food. The estates ’Activity Hub’ provides equipment hire (water pursuits, cycling and tennis) and a source of knowledge on how best to enjoy the estate and local area. Outside the estate the wider area of the Cotswolds Water Park offers further opportunities to observe wildlife and to participate in activities including wakeboarding, water-skiing, windsurfing, canoeing, kayaking, paintballing, cycling, horse riding and rally driving. The wonderful countryside of the Cotswolds surrounds the water park, and Bath, Oxford, Cirencester and Cheltenham are all within easy reach. Chestnut Lodge is a mid-terrace property over three floors. It has the space and facilities for up to 8 adults and a baby. A lovely feature of the property is the uninterrupted view of the adjacent lake and the setting sun from the lounge and patio areas. Walks around the largest lake, Somerford Lagoon, are restricted during winter months when migrant birds over-winter, but there is good bird-watching from hides dotted around the Estate.
Venturing out into the surrounding area you will find Cirencester, the old capital of the Cotswolds, just 6 miles away, and other delightful villages to visit include Stow-on-the-Wold, Bourton-on-the-Water and Burford. Shop, pub and restaurant ¼ mile.

A beautiful barn is awaiting you which is full of character and charm, nestled on a 450-acre private nature reserve. With oak beams, pillars and flooring throughout the property, this luxurious barn conversion, with an open plan living space running the whole length of the property, is the ideal holiday home for all the family. The three sets of sliding doors opens up the property to the outside enclosed deck overlooking a small reeded stream and pond where you can often see a swan family who have based themselves on this stretch of the river. It is perfect for outdoor cooking, relaxing or simply enjoying watching the world go by with a glass of wine. Inside the property on a chillier evening, cosy up in front of gas wood burner or why not go up to the mezzanine level where you can enjoy playing on the table football or Xbox on the large TV which also has Netflix. Coot Lodge is furnished and equipped to a high standard throughout, with luxurious leather sofas, fluffy cushions and beautifully designed Italian table and chairs. With plenty of living space with a large living room with wood burner and large bi-fold doors to spacious terrace with eating area, the rolling lawns, a private hot tub and a covered heated swimming pool (shared) can be pre-booked for private use, the Farmhouse adjoins another property and is an ideal location for a holiday or as a venue to celebrate a special occasion. This is a perfect base from which to explore the countryside and villages of the Cotswolds and the attractions of the Heart of England. Broadway, the ‘Venice’ of the Cotswolds; delightful Chipping Campden; Blockley, cited as the most beautiful village in England, and Stow-on-the-Wold boasting England’s oldest pub, are all within half an hour’s drive. Exploring this region at any time of year is a rewarding experience, each season throwing a different light on the changing scene. Heritage attractions include Sudeley Castle, 7 miles. The Forest of Dean is 23 miles. Bath, Oxford and Stratford-upon-Avon are all within one hour by car. Sailing and wind-surfing on 15,000 acres of lakes near the Roman town of Cirencester are within 30 minutes’ drive. Shop and pub ½ mile.

The lodge itself is a converted, small L-shape property all set on one level. An open plan layout with a kitchen with all the mod cons, a large dining area big enough for six and a light spacious lounge with a wood burner, excellent too cosy up next to after your long county walks or the colder nights.
There are also two good sized bedrooms and a shared bathroom. To the right of the property you will find a small secure paddock with picnic benches where you can sit and have a morning coffee reading the paper and planning your day.

This detached cottage is perfect for families, or those looking to enjoy a break away in the South Cotswolds on the Wiltshire and Gloucestershire border. The Mill Lodge is beautifully situated between the picturesque villages of Garsdon and Charlton and a short distance to the charming market town of Malmesbury. This stunning cottage is located off a tree-lined drive on the estate of a former water mill, where the owners reside. Surrounded by stunning views and beautiful countryside, this really is an idyllic base for exploring all that Wiltshire and the Cotswolds has to offer.
The recently renovated (2023) Mill Lodge has been lovingly furnished and equipped to a high standard throughout and includes fantastic indoor and outdoor spaces for relaxing and enjoying the wonderful surroundings. The living room features a Smart TV and comfortable sofas, as well as a wood burner for cosy evenings indoors. On the ground floor, you will also find a bedroom with a kingsize bed and en-suite shower room, whilst upstairs are two lovely bedrooms, with the first featuring 2 x single beds (6’6"long), the second bedroom being a kingsize, alongside a family bathroom.
The property has both front and back gardens with the front mostly laid to lawn. The back garden enjoys a south-facing patio and lawned area overlooking willow trees, parkland and the former Mill, which is ideal for outdoor dining or barbecuing. The detached conservatory offers a further seating/eating space. There is a private tennis court open all year round and bookable for a three-hour slot each day. There is a heated, outdoor swimming pool (open between the beginning of May until mid-October) which is also available for guests’ exclusive use for a bookable two hour slot each day.
