You feel the peace and tranquillity as soon as you pull up to the gravel driveway of The Dog and Trout.
Upon entering the front door of this flint-clad barn conversion, you will find an open concept living area that contains a fully equipped kitchen as well as a living and dining area. Featuring granite worktops and country-style cabinets, the kitchen has all the amenities you could want. The dining area is perfect for a cosy evening meal, set in the middle of the room and made from original beams - it is a real feature in the room; a wood burner completes the room. The French doors lead out to a patio area where you can enjoy alfresco dining and drinking while enjoying the peace of the English country garden. Scattered with fruit trees and surrounded by lush trees, the secluded garden is the perfect spot for relaxing. The garden will delight the whole family and furry friends alike.
Back inside the house, as you walk up the stairs to the second floor you will be blown away by the style and quality of fixtures and fittings. Featuring two bedrooms, both with kingsize beds, Smart TVs, and en-suite bathrooms furnished to the highest standards. You will be spoiled for choice when it comes to activities in the area. It is a great location for walking or cycling, lying between the South Downs Way and Monarchs Way within the South Downs. There are many sites of historic or natural interest to visit, including the historic town of Arundel, Chactonbury and Cissbury Rings and the Weald and Downland Museum. Beaches and water sports are nearby at Worthing, Shoresham-by-sea, Ferring and Littlehampton, and shops and restaurants can be found locally in the village of Findon or further afield in Brighton or Horsham.

Set within the South Downs National Park, an Area of Outstanding Natural Beauty, this ground floor apartment, adjoining the owner’s home, lies in the pretty west Sussex village of Findon. A plethora of trails and walks are available, and the area is well known for its prize winning horses and trainers. You can spot the horses in action on the gallops, where you can also see barn owls and kestrels. Findon is home to a traditional Sheep Fair and Village Festival, which is held at Nepcote in September. Walk part of the 100-mile South Downs Way with historic woodlands where you can smell the intoxicating scent of the bluebells in the spring. Look out for roe deer and red kites, and you may even be lucky enough to see hares boxing. Paragliding, hang gliding, golf, zorbing, mountain boarding and water sports are all available nearby. The coastal town of Worthing, where you can stroll along the promenade or the award-winning pier, is 5 miles away. Other places to visit include RSPB Pulborough Brooks nature reserve, 8 miles, Parham House and Gardens, 7 miles, and Arundel with its historic castle, 10 miles. A little further afield is Petworth House (National Trust), 17 miles, and Goodwood, 19 miles. There is an open-air swimming pool in the village, open May - September (times vary). Beach 5 miles. A beautifully presented and restyled home just a 5-minute stroll to the historic Arundel centre. This fabulous property is certainly a relaxing place to stay. This large Victorian home affords very comfortable accommodation for up to four guests and is set over three floors. Climbing the 131 steps to the Keep which dates from the 11th century to take in the views over Arundel and The South Downs is definitely worth the effort. Beyond the castle grounds Arundel Park, Site of Special Scientific Interest, extends north towards the Downs offering many fine walks. The River Arun winds its way around the town and is a magnet for wildlife. With more than 60 acres of ponds lakes and reed beds Arundel Wetland Trust attracts some of the world’s most spectacular ducks geese and swans. The best way to enjoy the river is on a river cruise stopping off at the pub or proceeding further north where the river hugs the scarp wooded slope at the foot of the Downs before reaching Amberley. Further afield Arundel is well placed for the coast. Climping Beach and Littlehampton’s West Beach are only a short drive away heading south directly from The River House. This is a beautiful unspoilt length of beach and a Site of Special Scientific Interest. Goodwood with its Festival of Speed Revival and Qatar Festival (Glorious Goodwood) and Fontwell racecourses are nearby along with the cathedral city of Chichester with its excellent Festival Theatre noted for not only the quality of productions but also the fact many world premieres are featured as well. The Horseshoe Annex is a Tardis of a property with lots of room in a very cosy space. As you walk into the property you are greeted by the kitchen/dining room which is well-equipped with everything you are going to need for this year’s staycation. There is a lovely living room and family bathroom. There is a kingsize bedroom and a twin room. The grounds are shared with the owners, but you do have your own piece of garden to the side of the annex. Individual shops, stunning architecture, imposing castle and riverside location make this a must spend day or two during your holiday. The WWT Wetland Centre, Swanbourne Lake and South Downs National Park with its pretty villages and fabulous hiking opportunities are all within 5 minutes. Numerous stately homes and gardens are dotted around the area. Goodwood with its world famous motor circuit and horse racing venue is a 20 minute easy drive. The pretty grass runway airport here offers the chance to take an airborne sightseeing experience offering memorable views of the coastline including Portsmouth Dockyards, Gunwharf Quays and the Spinnaker Tower that by road are a 40 minute drive. Lunch or tea airside in this stunning location is also possible. Dogs are welcomed everywhere at Goodwood. Two championship golf courses are on the estate and spa experiences available at the hotel. Tours and afternoon tea are available also here at the stately home. Chichester with its cathedral and Festival Theatre are a short drive, Brighton being 18 miles distant. Dog friendly beaches abound with quite a collection very nearby, a favourite being West Beach at Climping where there is the lovely Baliffscourt for a special dining treat.

A charming flint cottage set in a wonderful South Downs hamlet with stunning countryside views and walks on the doorstep. This former farm building was once part of the Duke of Norfolk’s Estate and now is a wonderful holiday retreat with panoramic views of the South Downs.

Walnut Tree Cottage has an open plan living space with access to the patio with garden furniture, perfect spot for breakast with uninterrupted views. The kitchen is well-equipped and there are two bedrooms, one with en-suite facilities, and a separate bathroom.

Patching is a quaint village centred along ’The Street’. At the top as the lane climbs towards the South Downs is the church and beside that the Walnut Tree Cottage. Footpaths lead from here to the Downs on a number of different routes. To the east is Long Furlong, a magnificent crescent-shaped piece of downland - it’s like the South Downs in miniature. It is easily reached from the neighbouring village of Clapham where a walk along the top gives great views inland. Take the downland paths around the woodland of Angmering Park and you reach the attractive villages of Wepham and Burpham 3 miles to the west. Like Patching they lie at the foot of the Downs and are frequented by walkers. The George and Dragon is a traditional English country pub set right in the heart of Burpham and is worth visiting - it is hard to pass by when enjoying a walk to Burpham!

Albany House is a stone’s throw away from the sea; a semi-detached property with a garden, decked area, BBQ and sitting-out area, sea views and free parking on the private driveway. The holiday home has two good-sized bedrooms with good sea views, and a sunroom where you can look over the garden and read a book. There is an open plan living/dining room, kitchen, separate toilet, utility room and a family bathroom. The master bedroom has a king size bed, storage, and lots of natural light; the second bedroom has a zip and link twin bed which can be converted to a super king size. Albany House has plenty of space for two couples or a couple with children. There is a fully equipped kitchen that provides guests with all the facilities they need, a great space for preparing a meal for the family. The utility room has a washing machine and additional fridge/freezer and shower.
Situated in the coastal town of Seaford, where you will find fish and chips, restaurants, bars, cafés, and a shopping area. Eastbourne Miniature Steam Railway Adventure Park is less than 15 miles away and the nearest airport is London Gatwick Airport. Brighton Pier is less than 15 miles, taking 30 minutes by car along the A259. Eastbourne Pier is just over ten miles away and takes approximately 25 minutes by car along the A259. There is a good bus route to both Brighton and Eastbourne. Seven Sisters national park is less than 10 miles away and there is a bus that takes you there. Great place for walking, cycling, wildlife spotting, kayaking and paddle boarding.
Drussillas Zoo park is within a 10-minute drive.
Cuckmere Valley has views of the Seven Sisters and has a flower-rich chalk grasslands, a haven for flowers and wildlife. A great spot for artists, bird watchers and photographers. Glyndebourne Opera House is only thirty minutes away where you can see some of the world’s best opera singers and operas. If you want to stay closer to home, Seaford seafront is 0.2 miles away and has free parking and in walking distance of the Seaford town. Beach 1 mile. Pub less than a mile. Local shops less than a mile.
